Marong Business Park Rezoning Project

The Marong Business Park Rezoning Project is the third and final stage of the City of Greater Bendigo's Future Industrial Land Strategy. Stage 2 which was known as the Marong Business Park Analysis Project is available on the website via the link below.

The objectives for the Marong Business Park Rezoning Project are:

To plan for the future development of the Marong Business Park in a manner that integrates with the surrounding land, Marong and Maiden Gully townships, the Bendigo urban area and has regard for the Loddon Shire(adjoining municipality) including nearby districts and towns such as Bridgewater and Newbridge within Loddon Shire; 

To ensure that land use and development is sustainable relative to the physical capability of the land and environmental factors, and in particular, ensure that the natural features and characteristics of the area are enhanced and / or properly managed;  

  • To develop a regime which involves updating and specifying a more detailed framework plan to provide for the Park's staged development including addressing rural interface sensitivities; 
  • To provide and implement a statutory planning framework for Marong Business Park which is responsive to the needs of industry and that provides adequate protection for the identified natural assets; 
  • To provide for future land use requirements by ensuring that long-term growth opportunities are not prejudiced by inappropriate or incompatible development; and 
  • To develop contemporary quality sustainable design treatments for the Marong Business Park.

The project involves undertaking a number of detailed studies and developing planning controls. Detailed studies include:

  • Geotechnical Site Assessment 
  • Hydrology Study 
  • Flora and Fauna Assessment 
  • Traffic and Transport Plan 
  • Archaeological Cultural Heritage Assessment
  • Economic and Social Impact Study  
  • Land Acquisition Investigations / implementation 
  • Infrastructure Services - water, sewerage, drainage and on-site treatment and re-use, gas, electricity and communications

Planning Controls involves research and assessment and subsequent development of all related documentation as the basis for preparing and undertaking a Planning Scheme Amendment process. This includes the development of a  Planning Scheme Amendment incorporating where relevant: 

  • Development Plan Overlay 
  • Design and Development Overlay 
  • Development Contributions Plan Overlay  
  • Land Subject to Inundation Overlay  
  • Vegetation Protection Overlay

This stage of the project is expected to take two years to complete.
